Buy 1 Apt building or separate townhomes

Dear Forum,

Is it more profitable to invest in an apt building with 5-6 doors with 3k monthly passive income or 30 separate units or townhomes with $100 monthly passive/unit which adds up to same 3k. 

Please note the down payment is the same for both examples.

@Sue Zikria I started with SFH and have moved up to small multis. Every day I would take the multis over the SFH because then you've got way more maintenance, cost, tenants to deal with, paperwork, etc. Get a Great insurance policy on the multi and properly screen management if you hire it out and you'll do great!!!

Currently I do my own management but I’m even ready to go bigger 25-50 units OOS and have remote management and a partner.
