Building an Extension ---> with Pics

I been away from BP for a few months, working on unrelated projects (meaning working at my full time job). Last year I acquired my first property, and the house is leaving me a nice return.

Now for my second investment, I was going to buy second property, however this lot is huge (around 8000 sq ft) and the house is small (1000 sq ft), so I decided to build an extension instead for rental . Now be mindful I have no previous "builder "experience whatsoever.

Got my plans from an architect for around $1.2K, spend around $500 for city permits (the approvals were a pain) and pulled those permits as a homeowner-constructor (I'll be my own general contractor)

The hardest part so far, finding the right  sub-contractor. Most of the people I found got my plans I never heard back from them, or  I found only General Contractors that were giving me over inflated prices.

Finally found the right guy for the structure , reliable , communicative ,with a good price and seems I can trust him (so far). He deals with the customer , and he does the job (no middle-man here!!)
