Anyone Invest in Exotic Land/Vacant Islands?

I have a goal to one day buy an island and develop it with a boutique hotel/vacation property for friends and family to utilize and for a private vacation getaway business.

Anyone here invest in exotic land or island purchases? What was your experience? Did you develop it? Anything you can share?

Just want to gauge this kind of investment strategy and see the creative opportunities people have gotten involved with.

You have to understand the local politics and the people, the lifestyle and mindset is a little different from the States, however anything is doable.
