Would You Go For a Single Home or Triplex?

My parents and I have acquired a piece of land in a good neighborhood AND inside a small gated community of eight parcels. Four single homes have already been built for $90k each and are selling for $180k. We have the opportunity to build a triplex instead for $105k and sell all three for $210k. The neighborhood market supports both single homes and triplex, BUT I'm concerned the gated community may not. Would you take the risk with the triplex? what else would you consider or be concerned about? Thank you!

If it is gated, is there an HOA? I would confirm prior to doing more work, if there is a CC&R or rule that required Single family vs triplex.
