Tenant Occupied Property

Hello everyone,

I have been searching for deals in my area and I often see property being sold "AS Is" but have a tenant currently renting. My question is how do you navigate a scenario such as this when it comes to total renovation or just cosmetic updates?

@Courtney King thank you so much for that. I never even considered this strategy but thanks to you I will examine deals with new eyes and thought process :)
