I am looking for dup-tri within 25 miles of indy. Pref (~200k range, C class, good areas, maybe need some updating inside, but is good shape to turn over quickly or have tenents arlready).

Welcome to Indy @Chad Highfill

We're based out of Indianapolis and manage ~6000 units throughout the Midwest. Nowadays, we're only managing our own deals.

I'm sure you'll find the coastal capital is constantly seeking for higher-yield which is contributing to lower inventory in the Midwest. But it's been getting tough to find good deals for a very long time.

Best of luck!
