In Search of Lead Generation Ideas

So at the moment, I do the following for lead generation:

- Direct Mail (handwritten letters)

- Website

 I would like to diversify my business as much as possible. What are some creative ways of lead generation? There are no bad answers.

My website is a "we buy houses for cash" type of website. I use carrot for hosting and management. I drive traffic to the site with PPC and SEO efforts. The type of seller I capture varies. Some want a quick sale, some don't like dealing with agents, some are wholesalers looking for a buyer, and some are testing the market. 

I'm flexible with my business and try my best to never put the seller in a box. I strive to meet the seller where they are and offer an exit that benefits them and myself. For example, if I need cash and the seller is willing to wait 15-30 days for a sale, I wholesale. If they want to close quickly and I have enough cash on-hand, I close on the property myself. If I can't meet a demand, I hand it off to someone who can and collect a fee.

Lead generation is the sustenance of any successful real estate business. I'm searching for creative methods that can take me to the next level. I use mechanical robots to write letters for me. This has greatly improved my direct mail campaigns. I use bots to scrape county websites for bonafide leads versus services like PropStream which are less reliable.  

I want tips that will level up my game.
