What would you do if someone gifted you 12 mobile homes, all in rough to fair condition? Half with titles. Year built is 70-80s models.

 I recommend you buy an A/C. I understand your point. It was not your purchase and the prior tenant left it. However, the expectation has been set. And a happy tenant is better than a vindictive one. Raise rent to market value when the lease comes due and that should make up the cost of a new window unit. By the way, window units cost $150 at Walmart.

One thing I've done is filter to just the agents so you can also have a list of active agents on given areas.

You can likely scrape places like zillow for similar information.

@Ian Hogan Excuse my ignorance but what do you do with the information you scrape from the MLS? My ex-wife is areal estate agent and has access in our local market. I would like to implement a new strategy if possible.

My website is a "we buy houses for cash" type of website. I use carrot for hosting and management. I drive traffic to the site with PPC and SEO efforts. The type of seller I capture varies. Some want a quick sale, some don't like dealing with agents, some are wholesalers looking for a buyer, and some are testing the market. 

I'm flexible with my business and try my best to never put the seller in a box. I strive to meet the seller where they are and offer an exit that benefits them and myself. For example, if I need cash and the seller is willing to wait 15-30 days for a sale, I wholesale. If they want to close quickly and I have enough cash on-hand, I close on the property myself. If I can't meet a demand, I hand it off to someone who can and collect a fee.

Lead generation is the sustenance of any successful real estate business. I'm searching for creative methods that can take me to the next level. I use mechanical robots to write letters for me. This has greatly improved my direct mail campaigns. I use bots to scrape county websites for bonafide leads versus services like PropStream which are less reliable.  

I want tips that will level up my game.

How do you feel about websites? Where to you send the traffic you capture on AdWords? Do you feel that websites are good for lead generation? I ask because I have a website and I get leads from it all the time. Might be a good idea to include it in your list.
