Property Management Company Maintenance

If you are a property management company do you have an in house team for maintenance and remodels or do you sub everything out? Curious to see everyone’s perspective as it relates to this. If you don’t currently have maintenance in house what are the obstacles holding you back from doing so? If you sub it out why do you prefer it that way? I’m curious to see everyone’s perspective on this as I have a background in vendor work with large pm companies.

Great question Dalton! For my property management company we currently sub everything out for maintenance. We are not yet big enough to see the need to have an in house team, but in the future that is definitely something that I am going to hopefully do. Being on the smaller side, I'm excited to see what the responses are for bigger companies along with the pros/cons of each!

@Josh Keen Definitely pros and cons to each for sure. With my past operations management experience in the property management vendor sector I believe it really comes down to preference and how much time someone is willing to put into building that team and quote on quote “squeezing the lemon” on each project. There is plenty of money left on the table if you are subbing everything out for sure. This doesn’t even take into account the opportunities it brings in the future. Whether it is attracting more potential investors by having in house crews to other possible vendor work for other companies or even for personal gain on your own investments by having cheaper rehab costs!
