Should I take a loan from my 401k to put a down-payment on my first real estate investment?

I'd say absolutely. Leverage as much $ as you can if you understand the market you are investing in and are confident in the return. My biggest regret is investing in my 457B plan at my job, my money is stuck in there and right now its giving me a negative return where most of my investment properties are between 15 and 30% cash on cash - and thats not taking into account the equity and principal paydown.
