SFH investment question

Hi all! I have a couple of duplexes in Indy but I am contemplating on switching to SFH. I have seen a few rehabbed homes on the MLS that haven't sold specifically in the Indy east/Eastside area. Wondering what the rental market is for a SFH 3/2 with a garage in this area/Indy in general?

I know appreciation should be decent in the coming years so not so concerned about cashflow other than breaking even or a bit over. Just curious to hear what the thoughts are out there. Thanks!

@Eric Brewer We're under contract to sell a SFH with a 2-car garage on the east side. If the properties you're looking at aren't selling their over priced or have underlining issues that photos can't show.

The rental market is strong as ever. A good 3/2 on the east side will rent for minimum $1k per month. We're getting $1150 for our remodeled units. Find an apartment with a garage that's even close to that rent.... you can't. We're focused more on quality over quantity. Haven't scaled very fast but in this market I don't like over leveraging.
