Preparing to buy our SFH; Seeking Advice on Finding Off-Market Opportunities

Dear BP community,

I am new here and in the process of buying my first SFH on the San Francisco Peninsula for $2.5-3M with 20% down. My husband and I do not own other RE.

- Are any of you leveraging the equity in your homes for RE investments?

- Do you have any advice how I can find an off market property in a sellers market?

- Has anyone done a successful live in flip in order to get a smaller loan/have higher equity in their next house?

Any advice on buying and managing first home would be much appreciated. Even to a question I did not think of above.
