does anyone have an accurate online source to determine how frequently an area floods?

@Shawn Mcenteer www.floodsmart.gov is one source. FEMA is constantly updating their maps and you will get different answers from different sources all at the same time.

Check with your insurance provider to see if flood insurance is required at the property you want to buy? That's the way it works in my area.
