What has been your single best real estate move besides getting started?  Mine was picking up the phone and calling @J Scott 's wife!  That led to gaining a lot of knowledge about flipping!

My best move ever was buying a bunch of property after the bubble burst. (I also threw a bunch of money into the stock market as it collapsed)

5 years after bouncing off the bottom my balance sheet is phenomenal after that once in a lifetime opportunity.
