Baltimore MD rentals

Looking to buy my first rental property in Baltimore via fha owner occupied. Any suggestions on what are good areas? 2,3,or 4 units which one would be best for a newbie? Should I purchase a property that is in need of repairs and light rehab with a 203K? Screaming help all insight, links, etc... is appreciated.

@Damien Dupee I don't think you can generalize which is best between a 2-4 unit. A two unit is likely more affordable and less hassle and more privacy. A four unit would mean more tenants to deal with. 

Following the go larger faster rule the 4 unit would be a better choice. I think the most important factor is how good a deal is it. Generally i would prefer a four unit myself but I wouldn't pass up a screaming deal on a two unit to get an overpriced 4 unit.
