Great bones, great neighborhood. 5 bed, 2 bath, 2k ft sq Listed in homepath 273,000 My Reno estimate 44k ARV 360,000 A cash out refi at 80% ltv- loan 288k 288 - 44k Reno = 244k So is 244 my max offer? We would like to live there for a while.

If you're going to live there, you could do a much higher LTV than 80%. You could do 95%.
