    we use REI Guard for most of our properties. It's month to month and easy under writing. Most local agents I know don't want to bother doing all the paper work for a 3-6 month house. Plus Gary isn't the easiest place to get good rates. A local person will want a minimum of 3-6 months paid up w no refund if cancel early to comp their time doing the paperwork. REI Guard is online and easy and fast. I'm bot compensated by them to promote them but I've used them on over 100 properties the past 18 months.
