Investing in a Declining Real Estate Market?

The stock market and real estate market looks a little unstable at the moment with 500-600 point drops and a lot more inventory. With that in mind, my thoughts are on a looming recession. I wasn't in real estate during any of the past recessions so I was wondering what do real estate investors do during a declining market? Just wait? Can we pivot to a different real estate asset class or does literally everything drop in value?
