Anyone Actually Able to Depreciate?

It seems like a lot of people here are getting about $100-200 in + CF for SFR. Anyone have tax strategies to take advantage of being able to depreciate the property? Depreciation allows for much more than this, so I'm wondering if there's a trick to taking advantage of that more.

@Aaron Moayed This is not tax advice, however, don't you just carry forward the depreciation that is in excess of your profit?  I'm assuming your AGI is over $100k and you aren't qualifying as a real estate professional?  In this case, it would offset and reduce future earnings.  As another posted mentioned, you're also being able to shelter any current profit, as well.
