Free profit and expense tracking

So I’m rehabbing my first rental and got my second under contract. While that is not much I feel like I already need a system to keep track of rents vs expenses.

I need a system that categories specific expenses and groups them together

For example, at the end of the year this software can group together what I spent of mortgage , maintenance, PM, insurance and give me a total for each category as well as an overall total of expenses. What’s your favorite such software. Also is free or no?
