What are some good books

Question

I’m 18 and want to learn more about real estate investing. I’ve done a grant Cardone course and watched videos on YouTube so far. I’m reading a few books but only one is on real estate. What are some recommendations for things like terms and the math behind deals etc. I see I can take action by going to open houses and analyzing deals so I’m just trying to get a grasp of understanding. From everything I’ve seen the best action is going to open houses, this is what I’ve gotten but I want to confirm it is.

Hey @Mekei Coleman, welcome to the BP community!

I always recommend the Millionaire Real Estate Investor by Gary Keller to new investors. This was one of the first real estate/personal finance book I read and it really helped get me in that "investor mindset." The Richest Man in Babylon is a classic and a good one to start with too. Other than that, it depends on what strategy you plan on getting into. The Book on Rental Property Property Investing by our own @Brandon Turner is great if you might want to go the buy&hold route. J Scott has a flipping book on here if you want to go that route. And the ABCs of Real Estate Investing by Ken McElroy is great to start learning commercial multifamily.

Most of us got started by Robert Kyosaki's Rich Dad Poor Dad, start there - Ken McElroy's ABC of MFI is part of that Rich Dad series.

For nuts and bolts you can pretty much buy all the books here on biggerpockets; every single one is worth the read.

@Mekei Coleman find “Famous Four Analysis” in the fileplace on BP. It collates the recommended books by the BP podcast guests and lists the books most mentioned by them. That’s a great place to start. Also, read out “Set for Life”, a must read in this season of your life.

For a beginning in investing in Real Estate, there are at least 2 areas to study on, as preparation, in my opinion; (1) books on real estate law, & (2) how houses are constructed & fitted with utilities. The key to doing Rentals with tenants, is understanding that this is done through existing laws for Landlord-tenant relationships. And the more you know of this law, which reaches back into the Middle Ages, then the better you will be able to work with an attorney, the police or even in court dates, in asserting your dominance in the gray area of Rentals, as to who has the power; the tenant?, or the Landlord? The use of property, & the ownership of property is based in Common Law, in claims & counter-claims for any piece of land, that seek to be settled in court proceedings. And although the Common Law of the U.S., is said to had begun, by the Anglo-Saxons who invaded the British Isles, as the last legions of Rome left these isles; the better evidence suggests that Britain;s Common Law began with the Vikings' conquest of the British Isles. Hence, the term, Landlord is form these times in Britain, in the Middle Ages. And the Tenant gaining use of a place to live, from a Landlord, is a temporary use, for a tenant, which the threat is implied, that the Landlord can take back at any time. And there's more to this part of Common Law, which you will gain, in reading the parts of U.S. law which pertain to Rentals.(It is advised to have an attorney to turn to, with a Rental, due to sometimes some tenants can get crazy, & the courts are needed in such an event.) And as for knowing about buildings, this is expected to be something that amy Landlord will need some understanding of, for (1) doing what is called ARV's, in deciding which houses to buy to be turned into Rentals, (2) knowing if a contractor has done a good repair job on a Rental, or (3) enough knowledge, so that you can do the repair yourself. if need be.---------------------------For those in the Rental business in Florida, taking a few college courses in the geology of Florida would be a good thing, in that some parts of Florida are in places, where sink-holes will suddenly open up, big enough to swallow cars, or even houses. Additionally, as the world's oceans rise, from the worlds glaciers melt away; then some parts of Florida will be under water, & geology can help finding places in Florida, that won't flood from the ocean.
