Multi Family Vacancy Student Housing

I am looking at a multi family investment near an university- mainly it is going to be used for student housing. The multi family hasn’t signed up any students yet for the 2021 fall semester even though it seems to be priced right. Is this normal? I would have thought that students would have already signed up for housing by end of June. Anything to be concerned about in filling up the vacancy before fall semester starts?

I do a lot of business around OSU and went there for undergrad. Most campus housing is preloaded in the Oct/Nov range in the year before the students are supposed to move in. Most leases end July 15-31st and new leases start Aug 1 - 7th. If it’s not already leased that would be a concern as most students already have their housing. You could do rent by the bed or discount the house to attract tenants for this year.
