DSCR Loan With No Income

Hey everyone! I’m a second year law school student and I want to start investing in real estate. However, due to my dedication to my studies, I don’t have any income at the moment.

However, I do have $35k and have been looking at some cash-flowing properties in Cleveland (the C and higher neighborhoods) and am interested in a DSCR loan. Does anyone have experience getting this type of loan? Is it possible to get a loan on a $100k duplex with 20-25% down with no income if I can show that the property will produce significant cash flow?
