Down payment for duplex

Looking to purchase my second duplex and my lender said I need at least 15% down. I don't have that much cash to put down, but want a conventional loan with no PMI. Is there another way to finance where I only have to put about 5% down? Could seller financing be an option or even taking equity of my other duplex? If so, how would that work? Thanks in advance for all the feedback!
