Fair interest Rates ?

What interest rates seem to be fair right now? I keep getting quoted for 5.5 percent for multifamily properties. I know there are a lot of determining factors, but I feel its high. Everyone I follow says they are getting interest rates in the low fours. Im just wanting the lowest rates to make my numbers work better. Any advice would be great.

@Chase Caudill you might be waiting a while if you are waiting on lower interest rates.  Primary Homes are in the low 4's right now.  Investment properties are now higher.  Lot's of factors going on but we are now at "pre-covid" levels for interest rates.  This is where we were before so this might be the thing to expect from here out.
