Equity Loan on Investor Property

I have several SFH with a single commercial mortgage started at 75% LTV and with recent increase in value was looking to tap into the equity with a line of credit or equity loan at 85% LTV. I was in contact with Spring EQ but they won't deal with a portfolio loan, only individual mortgages. Anyone know who might deal with a portfolio loan in this instance? Thanks.
