Finding a loan with less than 2 years work history?!!
Hello everyone!
I have a question about loans that I would really appreciate any and all advice on!
I am finally at the point where I am looking to purchase my first investment property but I am running into a minor obstacle in that path. I am 23 years old and currently self-employed and working with a few real estate investors in operating, managing, and consulting on roughly 500 multi family units. I just started doing this a few months ago. Before that, I was working in corporate finance for a little less than a year and before that I was in college. Anyways, I am hungry and looking to start my own real estate portfolio. The goal is to buy a property in 6 months. My issue, however, is with funding. It seems that I cannot get a traditional bank loan because the banks are telling me that I need two years of self employed work history. So my question is, do you guys have advice on working around this? Im thinking right now my only option is full on private lending.
I know this was long, so I really appreciate those who have taken the time to read this far. Thank you and have a great day!!

@Will Schwalm for a conventional loan, yes, 2 years of employment history is a standard requirement. There are some nonQM options for those with income or employment issues that would disqualify them from conventional financing, like a DSCR loan. This type of loan uses the property's potential income to qualify and does not take your employment/DTI into consideration. Right now, you'd need 20-30% down, a credit score of 620+ and 3+ months of reserves. They also have prepayment penalties and higher rates compared to conventional loans. Happy to discuss further if you'd like to reach out!
