Lending Multiple Properties on Land

Why are lenders reluctant with single family rental, and mobile home rentals on same land to do cash out refinance?  cashflow gross 3000 piti - $1500 seems like a no brainer.

i find lenders are not familiar with manufactured or mobile homes as well as if no one asks about cash out refinance opportunities. Mixed residential with both single family and mobile homes on same land makes all heads spin. 

DSCR lenders with these numbers i find out dont understand or know at all either.
