How are you using virtual assistants in your long term business? Does anyone have success with the virtual assistants? I would like to know your experience and what your recommendations are with using them if business based in southeast and focus is property management?

Helped House hack for a cient of mine. He bought the home with no money down, Home town Heros program and creative finance, then we developed the property by improving it with electrical upgrade additional meters and more bedrooms. I convinced the client to get an RV and rent all 3 out on his primary property. He will cashflow 600 or more over the mortgage month to month soon.

Has anyone found a company as such that would lender on renovation projects? Or long term money for real estate deals? Ive read about this but have to found one. Is this true direct to them will finance deals and on what scale do they need to be in relation to how big the project or funding has to be.

Purchase price: $825,000
Cash invested: $400,000
Purchased a Large Property that is commercial zoned with 30 year money. Property has 12 dwellings on it. Fixing for 350k budget and Appraised for 1.5mil, worth more as commercial, and cashflowing after PITI 5k a month. Financing very difficult to attain 30 year money after Rehab on commercial PUD designation but I did it given resourcefulness in the Jacksonville Market and network. The owner i met on site said I was the most trusted of all that she had met on site so she was confident in me.
What made you interested in investing in this type of deal?
Opportunity 2.6 million this property will be worth verified with appraisals. The seller and I are friends now and do business together even though a realtor was selling the property.
