HOMES FOR THIS PARK ARE ALL OWNED BY OWNER.  SO PURCHASE WOULD BE PURCHASING THE HOMES.  HAS ANYONE USED A LENDER TO PURCHASE AT THIS PRICE POINT?  I FIND ALL LENDERS WANT A 1MIL LOAN OR MORE FOR THIS.  ANY ADVICE OR RESOURCES OTHERS ARE AWARE OF?  SELLER FINANCING IS NOT AN OPITON HERE AT ALL.

Lenders will they loan on the mobile homes and the land for a mobile homepark.  Wondering what types of lenders or resources there are out there.   Sba Loan anybody had experience with non-rural for small mobile home park 17 mobile homes or less?  Not just lending on the pads but mobile homes themself as well.

Find deals that need work and BRR. If you have a good credit score you may consider hard money and say you have cash and can close quickly to get a discounted price with negotiation and less contingencies. My strategy is BRRR and with hard money i can get 7.5-7.7% interest rate even in these times which i prefer over conventional. Your paying PMI with conventional so that is higher and the rates for conv investments is alot of times higher than hard money i find. Now I have a nack for finding the best hard money options but I shop alot for myself and investors i work with and credit and experience of course help. Confidently confirm your a cash buyer and strip contingencies to make your deal look the the best over others that may be higher even given you are less likely to bail on the deal. Works in my area.

Purchase price: $170,000
Cash invested: $5,000
Sale price: $210,000

Subject To the property and put a renter in the property with a lease with an option to buy the property. Closed on the property on Friday and Lease with an Option to Buy Tenant secured by that following Tuesday. Subject to Mortgage 2.8%

The system wanted a sale price not an ARV so I put it as such. It appraised for this much then we took all the money out of the deal. Rented for 2050 a month and net after mortgage, insurance and taxes between 700-800. Then we used that money for another deal. Minimum cash flow on rentals averages for me $500 after everything counting property management fees in that cost as well.

Now me and my investors just completed some subject to deals where we took over the mortgage at 2.8% and gave the owner $5k for the home.  Net close to $700 after costs and now we are recouping the 5k with a lease option to purchase tenant.  

Seller finance deal on the way too.  Unfortunately posting everything I do timely I am not able as I am in the field and conducting the calls daily to make it happen for my investors in Jacksonville and surrounding counties.
