Let me know if you have questions about this program. Experienced and in contract as we speak. This program is only specific to the venders with the contract with VA. Have specifics about program if interested.

Trent this is exceptionally difficult. FHA will not touch them normally unless a newer one after 1970 approximately. There is a new MH criteria for financing single wide but it has to meet some very specific standards i believe. Not a fixer upper at all though. Tags need to be on the mobile home then the data plate inside indicating model and specifics on manufacturer etc.

I've found it difficult to finance just the land too with the home on it.  I would recommend local small banks and reach out to all of them.  Maybe a portfolio loan out there if you can pitch it to them correctly.  It probably be 10% interest land at least that ive seen in FL.

What are the best terms other are finding in NE FL or Jacksonville area for private money, hard money, etc.?  Whats everyone found as the best avenue or resource for fixer upper financing the non traditional way?

Im interested to hear others who have financed not such great shape homes with financing that was neither private or hard money or seller financing?  Recently, I was able to get a conventional loan for a customer and navigate the way around a home built in 1940s with unsafe wiring, cloth, and aluminum single strand wiring, and 17 ungrounded outlets.  Working with my resources i was able to convince seller to provide close to 10k in concessions and additional repair money to put in escrow hold back for repair repairs after sale and money coming from sale proceeds.  In addition, the home had a roof leak.  I used ESCROW Holdback and a normal conventional loan to get this done.  In addition, i referred to the seller and buyer all repair contacts for almost half of what the fixes would normally cost due to my resource connections in the area. Im a realtor and an appraiser trainee half way through my traineeship, and an investor who tanks on the challenging properties.  

Would love to hear others creative stories of difficulties they have went through and how they navigated the.  Im now in contract to pass a busted pipe in the wall with non of the special financing you would normally hear about.  Im able to get discounts on these properties too but able to ease my seller to move forward and accommodate them without putting the stress on them of completing the repairs themselves.  Again, would love to hear other stories and please reach out to me as well if youd like.  Im in the jacksonville and surrounding area markets in Northeast FL.

I am a realtor and I guess my broker is a listed vendor with the entity VRM who oversees the listing for Veteran Secretary Affairs (VA) properties. The company has told me that I cannot get a Vendor Vendee Loan program due to my brokers affiliation with VRM. I'm perplexed at this as the VA created this program which is a federal government entity. How can they restrict a federal government loan or claim that this is okay to do? Where are other lenders that use this program other than VRM or is it just specific to VRM to provide given they have the federal government contract.

Please comment and lend me an hand with other resources that lend for this program.  Also, Im not sure this is even legal to do as it seems like crossing the bounds of restricting a federal loan where the federal government has not concurred on this restriction in legislature for the loan borrowers restrictions.

Im a realtor and i am interested in this program.  the vendor VRM is saying they are the sole mortgage officers and that if your brokerage is registered you can get the loan?

I feel this is false. How can VRM the vendor dictate a federally back loan such as vendee loan.  Let me know what you all have found out about this type of situation.

I have been notified by a tenant that ive had for a while that they have designated a pet a Emotional Support Animal.  Is this allowable even after being in a lease?  Can the tenant have multiple animals under this regulation?  Im unfamiliar with this fair housing rule and wondering who out there has had experience and could expand on the subject.  What are the landlords legal rights to ensure this doesn't go overboard and get out of hand?
