The lots a 1 acre and 1/4.  Part of land is supposedly soft but city/county has not made determination of different zoning.  Just got survey.

Want to develop a couple quad plexes.  I know land is eligible.  Question is if water comes from well and septic tank how wells does this work for this type of complex?  Do the costs outweigh the benefit?  Or is the costs that much more than if using sewer since it may not be possible to hook up since not currently there.  

Please let me know.  I would like to develop two quadplexes but would like to know from experience costs and capability of septic tank accommodating a quad plex which there are two single family homes on the property currently.

COQUINA building material.  Can someone please advise me on their experience with this type of building material and their professional opinion if a building was built in 1985.  Does it last, hide defects in structure unforeseen even from inspection, etc.  What has been other experience with fixing and surprises from personal experience?

I've taken the leap to purchase property to rent.  I was fortunate enough to find a quadplex for a very reasonable deal and negotiated in my favor.  First time homebuyer a month prior.  I've taken the leap and am looking for a mentor who will not just tell me what I am doing right but specifically tell me what I am not doing or doing wrong.  In addition, provide time and effort in their endeavors before I am given anything.  I'm also educated and eligible to sit for the realtor estate exam as well in this little bit of time as the experiences I had and the people I met along the way convinced me in my area that more specific questions and small details needed to be payed attention to or things didn't turn out so well.  Its been difficult to find experienced and knowledgeable people in the field as I will be told one thing from a professional but then educate myself and find out it either not true or the logical thing to do.  My background is in clinical operations, project management and lean six sigma analysis.  Finance was a foundational education received in college.  Please message me.

I need insurance for a property with Fed pacific PANELS, minor leak under sink, and limbs hanging over roof.  These things will be cleared up once bought but I need landlord insurance to cover the property.  

1mil liability

ordinance insurance

renters insurance for tenent (quadplex all occupied)

wind/hail insurance

water damage

named storm insurance

possible flood insurance

1984 property quadplex 4 tenants.  Do not have wind mitigation and will not have that.  Have 4pts. I need a broker who can find insurance for property in florida.  Everyone seems to think they can cover it then they drop the ball at the end.  please contact me.  Send me a message.

Post: Who pays back security Deposit?? Seller or Buyer

I have this issue.  Seller discloses that the property security deposit is $1500 and the deposits do not add up based on leases provided.  I've disclosed this to the Realtor who is a transactional broker in this relationship between me and the seller. They have not acted in a timely manner to reply back about the issue and solution or indicated it to the seller as far as I know.  Isn't under FL law this would be against the rules if ignored as seems in an email when asked?  

Also, what should be done in the situation.  Granted the amount is not very significant but still this could cause an issue with the tenants due to unclear documentation and transparency. Suggestions?


Estoppel?  I saw this up top but don't know how this should be accounted for.  One realtor in this transaction.  Please don't reply I need a realtor on my side, this is not the solution I need.
