Demolition entrance porch and bathroom ( including block supporting structure (steps will remain on (do not demo)) - replace with wood to support structure and if absolutely necessary use block if needed but minimize cost here as well.Construct gable roof structure to replace bathroom and porch to meet minimum size requirements for bathroom - adjust the entrance way to bathroom only to minimum requirementsRoof must be metalAll new electrical and plumbing beneath ( I have an electrician who I have contracted to do teh whole unit)Provide the bare minimum cost kitchen counter and cabinets including sink if needed. Sink is actually nice.New plumbing and electric here as well. Kitchen next to bathroom.Furnish and install new windows including resizing if required.
PLEASE LEAVE THE SINK TUB VANITY TOILET AND SINK AND ADDITIONS LEFT OVER AS I WILL WANT THIS FOR ANOTHER PROJECT. If could be somehow reused to meet standards let me know.
I have a window guy but want to know what you would charge for this. I get a credit if there are historical windows installed and would want to know the possible cost of historical windows versus just your normal windows as well.
This is the complete project.

Need a septic hook up and JEA hook up to one.  Duval do they charge a placement fee if shipped to the property? Impact Fee?  Like saint johns?

How much would be it be to remove mold from 1k square ft home?  If the dryway and ceiling was replaced would this mitigate the mold in the home?  Why type of issues have other expeerienced?

Whats the most this would cost?  I don't know anyone in Jacksonville who does mold removal for a decent price and honest price.  Also, who is honest of what else would need to be done.

Most likely the roof was not replaced when it should have been on the home and water leaked through then a roof was replaced.  The home is sold with block structure. and cement foundation.  Brick as well.

Please let me know who would be an expert at this?  If gutted the hole place Im not sure if a mold remediation or testing necessary and I don't want to waste money.

wow that is good to know about GA.  I mean you see these properties with investors and the assessment value is depleted for taxes due to homestead still being applied it seams to the property.  The taxes are way to low and there is a quick claim quiet titles done.  Maybe there is just too much to keep up with for it to be revaluated.  Or maybe the record is just not updated on the appraiser site.
