When getting an equity line of credit for investment rentals whats been the longest amortization provided to and investor? Normal amortization? Best rates? Worth doing it versus a cash out refinance? Whats the biggest advantage / positives/ negativies of an investor considering using this vehicle to purchase future rentals?

Who do you call on when you need structural engineering expertise in the Jacksonville FL area that understands and knows Duval County Building Inspector Division? Anybody have insight on structural engineering services needed for residential housing in Jacksonville FL.

How does a shared well hinder the marketability of a property? If you own the property with the shared well and there has never been an agreement set up between you and the sharing neighbor, what would the property protocol to amend this situation, for future sale etc. Does this hinder lenders from wanting to lend on the property as well?

Okay. Yes I see great fix and flip opportunites with this type of scenario and the mobile home just needs to be removed and the Single Family value would support the value needed without the mobile home included. The lenders run from this type of deal and I attempted private money as well and got similar responses.

Why do all lenders hard money, commercial, etc. not want to lend on a property with a mobile home and an Single family home on the same piece of land. What is the risk for all lenders on this that turns them away. I know the ARV has to be good but what else?

Just jump and see what you hit along the way. Best learning experience and then i did the same things and hit some other things on the way down that made me better today. You wont know everything but learn from what you mess up. Never ending education.
