Who lends the most for cash out refinances on investments properties?  Least seasoning period?  Lenders that Do delayed financing if bought with cash?  80% ive heard civic used to do cash out refis not sure of seasoning period though.  Whats been everyones experience? Lending One does 70% at 3 months.

How do you finance this situation?  Single family home, then two seperate single wide mobile homes on same property rented out. Land is zoned Business Park/Commercial but USE is Mixed Residential.  Bought 3 months ago 155k.  Appraised for 275k 2 weeks ago.  Want to get 205k cash out refinance on the property for long term 30 years loan or close to it.  What option for this do you have?  Cap Rate if phenomenal with total rent a month for $3200 monthly.  Phenomal borrower record as all.

Has anyone ever promised or took the position of basically creating a note to pay back if leveraging your poperty as collateral from a private lender?  What were steps and how did you find this person?  Basically someone providing cash and you give them first position on property to pay them back with interest to use cash for next investment.  Anyone done this or been the person funding the deal personally to gain interest like a bank?  Subject property i have would be stellar for this scenario but not sure where to look.

Purchase price: $85,000
Cash invested: $160,000

Renovation adding bath and 2 additional rooms. Mother in Law Suite Garage conversion as well.

Why are lenders reluctant with single family rental, and mobile home rentals on same land to do cash out refinance?  cashflow gross 3000 piti - $1500 seems like a no brainer.

i find lenders are not familiar with manufactured or mobile homes as well as if no one asks about cash out refinance opportunities. Mixed residential with both single family and mobile homes on same land makes all heads spin. 

DSCR lenders with these numbers i find out dont understand or know at all either.

Can you get cash out refinance on mobile home rentals with a single family on the property as well?  Single family, then 2 mobile homes rented on one property.  Are there options out there for a cash out refinance for this type of purchase?  All on the same property with rental income coming in.  Looking for highest cash out.

25-30year amortorized loan. who can loan on someone in this situation.  700 credit.

Can you cash out refinance on your investment commerical property and investment mobile homes from a lender?  Is there vendors out there that will do this sort of cash out refinance as a package?  As a package though and not individual real estate CASH OUT refinances.  How much of a percentage or highest percentage that others have seen in florida?
