Active and have many in Jacksonville. BRRR expert and rental coverst mortgage for a 1.2 or higher for max cash out refinance with little to no money in and most of the time some money out over what was invested in the rehab.

Jacksonville, I break the 1% rule consistently. Expert at BRRR as well.

Find an expert in the area of interest.  Add value to them and they will give back.  Even if your giving free time to the expert/mentor.  It will pay off.

i just got someone a house hack house triplex in jacksonville that will surpass the 1% rule.  i consistently do this on my rentals as well. i rent many contact me.  Jacksonville local expert. 

What have you found to be the most beneficial software if up to 20+ properties?  Pros and Cons.  Easiest for Tenants to pay through with ease and no difficulty for the customer etc.  My thing is I want the tenants to be satisfied with how to pay and not make it difficult at all to pay as I see them as the customer.

What type of work are you looking at doing?  I have contractors and oversee the crews.

To subdivide a property or split in 1/2, what are the steps in doing this. This is just a single split in half for the property no more.  Can this be done through normal channels of zoning, appraiser and title company?  Or does someone need a more experienced representative.  The split would leave road frontage adequate and side to side requirements met.
