Long Term Lending

Ok ladies and gentlemen!

I am looking for the best long term rental portfolio company. I am working on acquiring 400 doors, and want to make sure I can park all $65M of debt at one shop. Bonus points for length of Amortization of 30 years (or longer)!

Please tell me who you recommend. 

Any lenders commenting, please save us all the smoke show and just tell me the guts of the deal. Credit, global DSCR, and Personal Guarantee numbers will be as strong as they come. I want to know rates, seasoning periods, and 'To Be Appraisal' options.

Have you considered founding your own REIT?

If you are not familiar, I'd be happy to hop on a call to discuss.

Essentially, you found a Real Estate Investment Trust (REIT) and are registered on the OTC markets to raise capital up to $75MM. Once the REIT raises $75MM, it is eligible to convert to the NASDAQ and be on the open market for trading.

The REIT assumes all your debt and you, as the founder, maintain a percentage of undiluted ownership stock that pays you dividends each quarter along with an asset management fee. It is all equity, no debt. You are able to trade shares to acquire more properties and often, choose your own board of directors.

Very high level, you seem like your portfolio may be a good fit.  If you'd like to discuss more, I'd love to connect you with a law firm that can help.
