Mix-use property needing a Refi-loan of $350k: Any private lender sugggestions?

I own a property that has a tire shop and 3-SFR on it. I need to pay a private lender by 12-31-2024. I would appreciate any advice of where to look for one.

My fico is 780 and I am sure I can find a rate closer to 7-9%.  

Please advice.

 Local banks are usually best for a scenario like this if you want the best terms for better opportunity at immediate cash flow.
