Creative Financing Options for Today’s Investors

Lately I’ve been seeing more investors run into challenges with conventional loans especially the 25% down requirement on non-owner-occupied properties.
Two options I’ve seen work well:

Fix & Flip / Bridge Rehab Loans: for short-term purchases + renovations

DSCR Loans : based on the property’s cash flow instead of personal income
Curious how are you all financing your current deals? Has anyone here used DSCR or bridge loans, and what was your experience?
