I have a foreclosure my friend wants me to buy a house with him, I really trust him but how would I legally protect myself so I'm a 50% owner of the property since it would be financed in his name?

I was thinking of forming a LLC with both of us on it and paying the mortgage through it as well as a some sort of contract.

Any thoughts?

I'm in Washington state
