 In Seattle anyone can become a general contractor you just have to get insurance and a bond it's kinda scary..

Hi Matthew,

1. I would get a contractors license, I don't know your local rules tho.

2. Tell them your keeping the properties and plan to move in and change your mind at the end

3 Like you said cover all bases and pay a contractor to pull a permit and you do the work but as a contractor myself I wouldn't do that for liability reasons

It really depends on the type of piping? is it CPVC, copper, pex etc. The water line usually will only break in a few spots from what i've seen it shouldn't be to hard to fix but there's a lot of variables. Pipe repairs can cost $400 to $7000 for a full repipe in Seattle area.

Iv'e only ever seen the water lines break not the waste I'm a general contractor and my brother is a plumber i've seen a lot.

I'm a contractor and that throws flags all over the place for one he doesn't have the tools for the job you contracted him for. Two in my opinion if he's buying stuff on your card that wasn't in the agreement what else is he doing? Three why doesn't he have any cash flow but maybe that was your agreement

Hello my name is Matt I'm a general contractor, I've been reading a fair amount on here and would like to start flipping houses and possibly start learning about sub dividing lots

I have a foreclosure my friend wants me to buy a house with him, I really trust him but how would I legally protect myself so I'm a 50% owner of the property since it would be financed in his name?

I was thinking of forming a LLC with both of us on it and paying the mortgage through it as well as a some sort of contract.

Any thoughts?

I'm in Washington state
