Equity for Down Payment

Do lenders allow you to use equity for your down payment? 

i.e.

I buy a house $80k, but the house is actually worth $100k which gives me 20% equity in the home at the time of purchase. 

Would I still need to put 20% more down for my down payment, or would the equity offset the down payment?
