Investment Property HELOC in Texas

Hello, It seems like the HELOC regulations in Texas are much tighter than many other states. I have one investment property HELOC with Wells Fargo, but they only provided 50% LTV. Is there another lender that can provide an investment property HELOC at a higher LTV? Thanks for your help!

@Prab Sekhon @Lori Vines it is harder to find Lines of Credit lenders on investment properties here in Texas but I have found a few in DFW that are pretty good at it.  Just expect to call ALL the banks in your area.  Do not be surprised if you need to call 200 banks to find what you are looking for.  I would suggest calling the banks you haven't heard of first.  The smaller to regional sized banks.  I'm not sure if these banks are in other markets in Texas but feel free to try these first:  Southwest Bank, Texas Republic Bank, Independent Bank, First Financial Bank.  Good luck!
