I have 2 properties that can be flipped and they fit the 70% rule but I sadly have all my cashed tied up in another property so I don't have any money to put down towards the down payment towards getting a hard money loan.
Not sure what to do hope you guys can help
Try and find a partner who may be able to provide the funds. Or post the deal here on the BP Marketplace. If the deal is that good, the money should find you.

@Dave Charlton try using the equity in the homes you do own as collateral for your down payment. We have borrowers do it all the time.
Look for a partner or lender that will finance 100%. Not too many out there but there are a few.
