1-4 Unit Multi family lenders with fixed 30 yr term 70-75LTV?

Hi all

Looking for a lender that will lend on 30 year fixed term loans, for 1-4 unit rental property at 70-75% LTV in state of Pennsylvania.

No problem with minimum loan requirements of $75k or less, just as long as there is no minimum per unit.

Investigated with lending One, but they have a per unit minimum of $50k...

@Jamie Malsberger sometimes that loan minimum is a little tricky.  Lenders don't make very much money (and sometimes lose money) on smaller loans and that's why so few lend on lower amounts.  There are ABSOLUTELY lenders who don't have loan minimums.  I know of 1 in Pennsylvania that can fit your parameters so feel free to PM me but also feel free to post this in the PA forum.  Bigger Pockets does have state specific forums and you might get some good locals to respond to you there.  Good luck!
