well that is pretty wild  its a big universe out there the chances that anyone have heard of a private individual are remote.
but in general

if they want up front money dont do it..  if they approve you too easily question it.. if the terms are so good that they are not really beleivable then your just getting conned by a con man / women

Thank you for your reply. I know Lee Arnold and some other names are known in the RE circles. I met "Shawn" on a local REI fb page. He posted as a lender. After conversing about real estate he offered me the opportunity for a private money loan. His answers to my questions seemed fine. After I posted the question about him on here, his name and website was erased from our fb messaging. Just as I suspected.
