Texas Cash Out Refinance for Out of State Investor

I'm trying to find out if there are any out of state investors, investing in Texas rental houses who have completed a cash out refinance? My title company is saying that I have to have claimed a homestead exemption on a property in Texas, in order to do a cash out refinance of my rental house. This essentially means that out of state investors cannot do cash out mortgages on Texas properties, so just seeing if there any out of state investors who have completed a cash out refinance of a property in Texas.

@Bradley Cladianos yes, there are certainly lender in Texas that can provide cash out loans on Investment properties without them being homesteaded.  It is certainly possible....but I see you are located in Denmark?  That might make it a little harder for you if that is the case but if you are a US citizen you can certainly do this.  Feel free to PM me if you need specific recommendations.
