Which Loan should my daughter get??

Hello everyone! My daughter is seeking to buy her first home/condo/modular home. She got preapproved for an FHA loan for up to 100k, but she can't buy a modular home and I think that would be the best way to go for her given the COVID19 crisis. I don't want her to make a bad investment in a SFH. Does anyone have any advice for me that I can relay to her?? Please help me guide my daughter in the right direction.
