Buying a multi family building how do I leverage owned SFH

Hello all first time post would love thoughts … we are buying an 8unit multi family building (1.2m) We have 3 of our 11 SFH owned outright (probably around 350-400k of appraised value between the 3) Would love to leverage the equity in our rental properties without turning them negative on cash flow. Thoughts on the best vehicles to pull equity out while keeping the owned properties in a good cash flow position.

Appreciate the feedback

@Eric Rubin  By keeping your loan to value at 60% on the single family homes you will get the best pricing. So, 225k for example in equity assuming 375k of market value.
