creative financing for new build, then cash out refi for SFH

Hi all,

I'm starting construction on a new build for SFH (1200 sq ft) w 800 sq ft ADU, construction loan fell through. My complex situation is I have an existing SFH on the same lot so once completed, I will have 2 SFH w a JADU in one and ADU in the other. I am using my own money for construction cost and want to cash out refi asap. I heard some lenders willing to refi when the project is weatherproofed. Looking for 80% LTV. Both homes are rental.
